Scope of Services:
Gintz Group offers a complete suite of project and construction management services for financial institutions, developers, and other entities involved in the development of real estate in the Puget Sound Region. Gintz Group has also partnered with a high-net worth team who will purchase notes and provide a quick close. Utilizing a team approach, we will tailor our services to a project’s unique requirements from purchasing notes to delivering a turnkey solution for completing construction for distressed properties, including multi-family housing (specializing in condo conversions), adaptive reuse and historic renovations.
Our in-house staff of project managers, construction professionals and accountants are energetic, knowledgeable, and embrace technology that enables accurate scheduling, reporting, budget analysis, and quality control. Our integrated philosophy centers around value maximization. We seek to provide the most cost effective solutions to the incredibly challenging components of construction. As an Owner/Developer ourselves, we understand and appreciate the end game with any project we undertake.
Target Projects:
We are looking for opportunities in Washington State and Portland, Oregon with lenders who have projects in distress or headed in that direction. If we do not purchase the note, we will work with the lender, investors, and the previous contractor to proactively move the project forward with our own construction managers and database of subcontractors. Gintz Group is open to either a fee based or equity based model with a consultative approach to minimizing balance sheet damage.
Projects Underway or Recently Completed:
The Pointe: 62 unit condo conversion in Lakewood; 3rd Party project turnaround for California lender; under construction; Phase I construction complete with four sales pending three weeks after grand opening. Hired by same lender based on performance to turnaround Montebella, a condominium project in Bellevue, Washington.
Mecca: 32,000 square foot mixed use historic renovation project in Tacoma with 12 boutique apartments and 15,000 square feet of commercial space; Owner/Developer; completed 5/08
The Station: 87 unit condo conversion in Tacoma’s Hilltop neighborhood; Owner/Developer; Phase 1 complete (37 units) with nine sales closed and three sales pending.
Vertigo: 39 unit condo conversion in Seattle; Owner Developer; Completed 10/07; Sold out. Owner/Developer; completed 1/08
Glenmary: 216 unit, 11-story senior housing facility with an assisted living component in Memphis, Tennessee; developer partnering with National Health Care Properties and operator Paradigm Senior Living.
